Please Note: Private vacation rental guests can appreciate the heated outdoor bi-level pools and hot tub at Margate Tower. However, they do not have access to 78 Exercise, Embassy Suites Splash Park or pools located elsewhere around Kingston Resort.
We generally accept Saturday to Saturday, 7-nighttime reservations in-season (Memorial Day to Labor Day). Alternate check-in / check-out dates and/or shorter stays may be available upon request, with a 3-nighttime minimum Memorial Day to Labor Day.
HOA policy states that the guest making the reservation must be 25 years of age or older and must occupy the rental property the entire length of the stay. Additionally, smoking is NOT allowed inside the condo or out on the balcony. Family Animals are not allowed at any time.
Please Note: Resort management restricts golf cart units to the on-site Kingston golf cart rental office. Guests who wish to bring their personal golf carts may do so, only after completing a registration form with the resort office prior to arrival. This is the current resort policy which is subject to change. Motorcycle parking is allowed in the designated motorcycle parking area only; located just prior to the front gate and across from the exercise center. Trailer parking is NOT allowed at any time.

- Double-check the vacation property to confirm that you've packed everything at departure. Remember to check bathrooms, garages, and back yards for hidden treasure. Remove everything from the refrigerator and take any leftovers home.
- Please make sure to walk through the property one final time and scan for damage. We recommend walking through with the host whenever possible. If the manager isn't available, take pictures of the rental to record its condition.
- Did your family have a wonderful time? Many rental management companies make it easy for vacationers to provide reviews. If your rental and/or property manager was great, they would love to hear it. If anything was defective and they failed to fix it within reason, or if the vacation rental wasn't as described, you'll want to make a note as part of your comments.
